Hickory Street Development Recommendations
- Land Use
- New development should reflect traditional uses.
- Balance nature and development.
- Take advantage of the natural amphitheater along Canal
Street.
- Take advantage of the pedestrian traffic generated by the
Towpath Trail and the Scenic Railroad to develop primary nodes of activity. Make sure
pedestrians have easy access to surrounding establishments and have access to downtown.
Develop primary nodes as appropriate with shops, limited retail, bed and breakfasts, etc.
- Exploit the linkages of the Ohio and Erie Canal, the Towpath
Trail and the scenic railroad.
- Take advantage of water features (Ohio and Erie Canal and
the Little Cuyahoga River).
- New development along Howard Street should have an
entertainment component (take advantage of North Howard's history as a mecca for jazz.)
- Culture / Historic Significance
Many of the development recommendations listed above also relate to the area's historic
significance.
- Housing

- Improve public transportation.
- Environment / Living Conditions
- Shortcomings of the school system need to be addressed.
- Open Space / Recreation
- Assess natural resources to determine the impact of new
development.
- Leave a development buffer along the Canal and the River.
- Public Safety
- Address safety at railroad crossings.
- Other suggestions
- Utilize the Urban Land Institute and area universities (the
University of Akron, Kent State, Case Western Reserve). Stress connectivity.
- Develop incrementally so long-time residents can adjust.
