The City of Akron supports the expansion of existing and the attraction of new industrial/manufacturing businesses. In response to an increasing demand for developable land within the corporate limits of the City, Akron has acquired and prepared large tracts of land for industrial development. Today, the City of Akron, Ohio owns two industrial parks, one industrial area adjacent to the municipal airport, one office park, and one business park suitable for either office or industrial development. In each instance, the City will sell or lease land to developers meeting the development and job creation criteria. Located in the northern portion of Akron, Ascot Park is a 228 -acre prime industrial park. The City provides infrastructure improvements including water, sanitary and storm sewer, electric, gas and telephone. The park is conveniently located on a major arterial between Akron and Cleveland. Larger parcels of 5 acres or more are available at $18,000 per acre. Smaller sites of 2-5 acres are priced at $22-25,000 per acre. 165 acres of industrially-zoned land in a rural location in the southeast quadrant of Akron. The City will provide infrastructure improvements including water, sanitary and storm sewer, electric, gas, and telephone. Located on S.R. 241, 1.75 miles south of U.S. 224, Massillon Road Industrial Park is conveniently located in close proximity to major interstates. Some sites have CSX Rail access. Parcels are available for sale at $18,000-$25,000 per acre. Capitalized leases are also available with terms of up to 20 years.
The Airport Development Area is located in Akron's S.E. Corridor which is one of the larger industrial districts within the City of Akron. Relaxed FAA clear zone requirements for the Akron-Fulton International Airport have enabled the City to market approximately 30 acres ideally suited for commercial and light industrial uses. Water, sanitary and storm sewers, electric, gas, and telephone services are readily available. Additional public improvements will utilize tax increment financmg. Located just north of S.R. 224, the Airport Industrial Area is within 2 miles of Interstate 76 and 77. Bottling Company Located in the northwest corner of Akron, with ready access via I-77 and I-76, this park-like setting is available for corporate office or commercial development. Acquisition costs and development terms are subject to negotiation. The Sterling Inc. headquarters is the anchor tenant in this office park. The Akron Square Business Park is approximately 25 acres of fully serviced industrial park land within the City of Akron. Located adjacent to U.S. Route 224, this location offers excellent visibility and convenient access to northeast Ohio via local expressways and the interstate highway system. Water, sanitary and storm sewer, electric, gas, and telephone services are currently in place and available for hookup. Interior access roads will be constructed to meet developers' construction schedule. Development parcels are available at $25,000 per acre. Incentive pricing is available for projects creating 20 or more jobs per acre. A capitalized lease option is available at prime minus 2% for up to 20 years. Ameritech Regional Service Center is located on a 9.5 acre parcel.
